The York County, South Carolina housing market is giving buyers a different set of conditions in 2026, with increased inventory, longer marketing times and greater opportunity to compare properties before making an offer.
According to September 2026 Realtor.com data, York County had 2,329 active listings, up 8.75% year over year, while median days on market reached 63 days, up 20.37% from the previous year. The county's median listing price was $419,000, while the median sold price was $420,000.
Alvear Homes has released a new guide, “Buying a Home in York County in 2026: What Has Changed for Buyers?”, designed to help buyers understand what these market changes actually mean when evaluating homes.
The guide looks beyond countywide statistics and examines important differences between communities including Rock Hill, York, Clover, Fort Mill and Lake Wylie. Current data shows that market conditions can vary considerably by location. For example, September median days on market were 56 days in Rock Hill, 66 days in York, 60 days in Fort Mill and 75 days in Lake Wylie.
Rather than assuming every listing is negotiable, Alvear Homes encourages buyers to evaluate pricing, days on market, inventory, property condition and total ownership costs before making an offer.
“The opportunity in today's market isn't simply about offering less,” said Alvear Homes. “It's about understanding which properties are correctly priced, where negotiation may exist, and what the numbers actually tell you before making a major financial decision.”
