Alvear Homes, a bilingual real estate agency serving the Charlotte metro and Fort Mill, S.C., has released a free guide titled “Will Your Charlotte Property Taxes Go Up in 2027? A Simple Guide for Buyers and Sellers.”
Mecklenburg County will set new property values as of January 1, 2027. The county’s early estimates show a median increase of about 15% for residential properties. New values will be mailed in early 2027, tax rates will be set in spring, and updated tax bills will arrive in summer 2027.
The guide explains in plain language why a higher home value does not automatically mean a higher tax bill. It covers how the revenue-neutral tax rate works, how to check a property record for errors, how to appeal a value, and which state and county relief programs may be available.
“Many homeowners hear ‘15%’ and assume their taxes will jump by the same amount, but that isn’t how it works,” said [Jeannie Alvear], co-founder of Alvear Homes. “Our goal is to help families plan ahead with clear facts, in English or Spanish.”
The guide also gives practical advice for buyers and sellers. Buyers are encouraged to budget using a future tax estimate rather than today’s bill, which is based on 2023 values. Sellers learn how to answer buyers’ tax questions with confidence.
