Alvear Homes, a bilingual real estate agency serving York, Gaston, Mecklenburg, and Cabarrus counties, has released a free guide titled “Clover, SC Home Prices: Up 16.5% in June, Down 8.6% in September. Here’s What’s Really Happening.”
The guide addresses confusing headlines about Clover’s housing market. Redfin reported Clover’s June 2026 median sale price at $318,826, up 16.5% year over year. Canopy MLS data for September showed a median of $342,500, down 8.6%.
The guide explains that Clover is a small market with only a few dozen sales each month. Because of that, monthly medians can swing depending on which homes sell. Over the last six months, the wider 29710 ZIP code had a median sold price of about $415,000. The Town of Clover remains more affordable than York County overall and the Lake Wylie area.
The guide also covers the rising cost of new construction:
New single-family homes in the Clover School District now carry an $8,000 school impact fee.
Homes on Town of Clover water and sewer face about $7,740 in utility charges.
These costs give resale homes a price advantage.
The guide also covers South Carolina’s 4% owner-occupied tax rate, commute considerations, and step-by-step advice for buyers and sellers.
“In a small market like Clover, one month’s headline rarely tells the full story,” said [Jeannie Alvear], co-founder of Alvear Homes. “We help buyers and sellers look at the real sales behind the numbers, in English or Spanish.”
