Alvear Homes, a bilingual real estate agency serving the Charlotte metro and Fort Mill, S.C., has released a free guide titled “Charlotte Added the 5th-Most New Residents in the U.S.: What It Means for Home Values.”
According to U.S. Census estimates, the Charlotte metro added 54,122 residents between July 2024 and July 2025. That’s the fifth-largest gain of any U.S. metro, behind Houston, Dallas, Atlanta, and Phoenix. Nationally, population growth slowed to about 0.5% over the same period. The region now has nearly 3 million residents and has added about 289,000 people since 2020.
The guide explains how population growth affects home values and rents. It notes that steady demand has helped Charlotte’s median home price hold near $410,000 in 2026, even as inventory has risen about 7%. It also explains why prices aren’t surging, pointing to mortgage rates above 7%, more homes for sale, new construction, and affordability limits.
The guide also highlights where growth is spreading, with the largest county gains in Iredell and Lincoln counties in North Carolina and Lancaster County in South Carolina. It covers risks to watch and gives practical advice for buyers, sellers, homeowners, and investors.
“Growth doesn’t guarantee rising prices, but it creates a strong foundation,” said [Sandy Alvear], co-founder of Alvear Homes. “Today’s market gives prepared buyers room to negotiate, while well-priced homes continue to attract strong interest.”
