North Carolina is preparing for another major population expansion, with the state projected to add approximately 534,000 residents between 2025 and 2030. As more people choose North Carolina for employment, lifestyle, retirement and other opportunities, the growing population is creating an increasingly important question for the housing industry: where will all these residents live?

The projected growth is expected to be concentrated largely in urban, regional-center and suburban counties, placing additional attention on communities already experiencing housing demand. While population growth does not translate directly into an equal number of new home purchases, it can contribute to greater demand for rental properties, existing homes and new construction.

North Carolina has already demonstrated a strong pace of housing development, adding approximately 94,000 housing units in 2024. However, housing research continues to point toward a substantial gap between the number of homes needed and the available supply.

For prospective buyers, the changing demographic landscape highlights the importance of looking beyond a home's asking price. Location, infrastructure, community amenities, future development, affordability and long-term livability are becoming increasingly important considerations.
