FAJARDO, Puerto Rico — Island Homes LLC has released a new consumer guide designed to help Puerto Rico property owners better understand Flat Fee MLS listing services and how they compare to traditional full-service real estate representation.
The guide was developed in response to increasing questions from homeowners, investors, landlords, and second-home owners seeking information about alternative methods of marketing residential real estate in Puerto Rico.
While Flat Fee MLS services have been widely available throughout the mainland United States for many years, Island Homes says many Puerto Rico property owners are just beginning to explore these options and often have questions regarding how the services work, what responsibilities remain with the seller, and when full-service representation may be more appropriate.
The new guide outlines the benefits and limitations of Flat Fee MLS listings, including MLS exposure, online syndication to major real estate websites, seller responsibilities, transaction considerations, and the differences between limited-service and full-service real estate representation.

Island Homes has offered Flat Fee MLS services in Puerto Rico since 2022 while continuing to provide traditional full-service real estate representation. According to the company, the educational guide was created to address common misconceptions and help sellers understand which approach may be most appropriate for their specific circumstances.
The guide emphasizes that Flat Fee MLS services are generally best suited for experienced sellers who are familiar with Puerto Rico real estate transactions, including disclosures, negotiations, inspections, financing requirements, title matters, and closing procedures. It also explains that Flat Fee MLS services do not provide the same level of representation, transaction management, pricing guidance, and negotiation support offered through a traditional full-service listing agreement.
