Latin REIA, a real estate education and coaching organization based in Florida has expanded its coaching program to help people in Broward Miami-Dade and Palm Beach counties who want to start investing in property but don't know how to begin. The organization says property investment for beginners doesn't have to be scary and its coaches are showing that with a planned approach that uses real Florida deals instead of general theory from books.
Antonio Lopez, the founder of Latin REIA and a real estate investor in Fort Lauderdale started the organization after seeing a need in the market. Many people had money saved and an interest in estate but no clear way to move forward. "People keep telling us the thing " Lopez said. "They have money saved they hear about estate everywhere and it still feels too hard. That's the problem we built this program to solve."
The program now helps over 500 members and focuses on turning beginners into confident first-time investors in six to twelve months. Of using general online courses Latin REIA pairs members with coaches who own investment property in the areas they teach. When a coach goes through a deal analysis with an investor it is based on a real listing that the coach has looked at themselves not a made-up example from a slide.
At the center of the expansion is a focus on Florida real estate investing with special attention to fast-growing areas like Tampa, Orlando and Jacksonville as well as the South Florida areas where Latin REIA is based. Members work through six skills before they spend any money on their first property: market research, deal analysis, financing options, negotiation, due diligence and property management. The goal according to the organization is to make sure a beginners first deal makes money of costing them.
Latin REIAs method also includes a Florida real estate investing course that teaches members about numbers that many beginners find hard to understand at first. Cap rate, cash-on-cash return, net operating income and debt service coverage ratio. Coaches explain these ideas in language and most members are able to look at a property on their own in thirty minutes by the end of the training. The course also covers ways to get financing, including FHA loans that allow as little as 3.5% down on properties with up to four units, as well as conventional loans, hard money, private money and seller financing.
For people in South Florida Latin REIA offers real estate training that Miami residents can join, along with events and workshops in Broward Miami-Dade and Palm Beach counties. The organization has also expanded its program to include real estate classes that Florida newcomers can join no matter what their background or experience is. Members have included nurses, teachers and first-generation Americans who had never owned investment property before joining.
Latin REIA designs its coaching around four investment strategies letting members pick the one that fits their available money. House hacking, where a member buys a duplex and lives in one part while renting the other is seen as the way to start often needing as little as $7,000 to $15,000 to get going. Buy-and-hold rental investing, wholesaling and the BRRRR strategy. Buy, rehab, rent, refinance repeat. Complete the options giving members choices whether they have a lot of savings or almost none all.
The six-step process Latin REIA uses moves members from joining the program through closing their deal. New members complete lessons about mindset and market research then move into deal analysis using the organizations tools looking at more than twenty real deals before attending a live workshop. After that each member has a one-on-one strategy call where their coach creates a plan and deal criteria based on their credit, money and goals. Coaches then help members make an offer handle negotiation and due diligence and finally close the deal.
Data shared by Latin REIA shows that coaching makes a difference. First-time investors working with a coach are said to be three times more likely to close their deal within twelve months than those trying to learn on their own. The organization says that's why it created a coaching- model instead of a self-paced course where people are left to figure things out alone.
Floridas housing market has kept drawing attention from investors with median home prices in cities like Tampa and Jacksonville rising quickly over the past few years. Latin REIA sees this growth as a reason for beginners to learn now of waiting arguing that a well-thought-out deal in a strong market still offers good cash flow potential even as prices go up.
Latin REIA is based in Fort Lauderdale. Helps members all over South Florida and beyond. The organization offers a free discovery call for anyone thinking about property investment, for the time during which a coach looks at the persons savings, credit and goals before suggesting a plan.
