Sarah Maddali's fresh Unlock MLS pull compares Austin suburbs: Round Rock's median is $385,000 with 5.5 months of supply, Leander's $435,000 with 7.1, and homes listed 120+ days closed near 86% of list.

AUSTIN, Texas (Oct. 30, 2026) - Buyers comparing Austin suburbs have real choices on price and negotiating room, according to a new look at Unlock MLS data by Sarah Maddali, REALTOR®, Military Relocation Professional and team leader of Serendipity Realty Group at Compass. In the 30 days ending Oct. 27, 2026, the median close price was $385,000 in Round Rock, $427,490 in Georgetown and $435,000 in Leander.

Supply shows how hard buyers can push. Round Rock had the tightest supply of the three northern suburbs at 5.5 months, while Georgetown sat at 5.8 months and Leander at 7.1. South Austin came in at a $415,000 median with 6.9 months of supply, and Dripping Springs and Driftwood at a $743,828 median with 7.1 months. Circle C was the exception, with 4.3 months of supply and homes closing at 97.0% of original list price, from a small sample of 10 sales.

Timing matters as much as location. In Round Rock, homes that sold in their first week closed at 99.3% of original list price, while homes listed 120 days or more closed at 86.4%, a gap of about $49,000 on the median. Georgetown showed the same pattern, 99.0% versus 85.7%.

"When someone calls me from out of state, the first question is usually which suburb, and my answer starts with how much leverage you want," said Maddali. "Round Rock is moving a little faster at its price point, while Leander and Dripping Springs have more homes sitting, and that's where I'd push hardest on price or closing costs. If you're on PCS orders or working against a start date, line up your lender and tour by video first so you can move the week you land."

What buyers relocating to Austin can do this month:
- Compare months of supply, not just price, for every suburb on your list.
- Ask how long a home has been listed. In Round Rock and Georgetown, homes listed 120 days or more closed around 86% of original list price.
- Get pre-approved before your house-hunting trip and ask your lender how their rate lock works.
