South Austin living is getting more negotiable for buyers this fall, according to a new 30-day pull of Unlock MLS data by Sarah Maddali, REALTOR® and team leader of Serendipity Realty Group at Compass. South Austin had 666 active listings and 103 closed sales in the 30 days ending Oct. 19, 2026, about 6.5 months of supply, and the median home closed at $404,000. The numbers arrive the same week Freddie Mac reported the average 30-year fixed mortgage rate fell to 7.32% from 7.40% the week before.
The pull, based on Unlock MLS data pulled by Serendipity Realty Group, shows South Austin homes that closed spent a median of 62 days on market and sold for an average of 91.3% of their original list price. Another 123 homes were under contract or pending. Over the same 30 days, 95 South Austin listings expired or were withdrawn, so 48% of the listings that left the market didn't sell.
South Austin isn't one market, though. In Circle C, the same pull showed 3.6 months of supply, a median of 18.5 days on market and an average of 96.9% of original list price, from only 12 closings. Across the wider metro, Unlock MLS's September 2026 Central Texas Housing Report showed 5.4 months of inventory. New construction adds more choices: HomesUSA.com's Texas New Home Sales Report, released Oct. 22, counted 6,067 active new-home listings in the Austin area in September, with an average of 97 days on market.
Borrowing costs are still well above last year. Freddie Mac's Oct. 22 survey put the 30-year average at 7.32%, compared with 6.19% a year earlier, and the Federal Reserve's next policy meeting is Oct. 27-28. Local supply is on the agenda too: the Austin Housing Finance Corporation is gathering community input on a proposal for up to 275 affordable units on a 4.78-acre site at 6200 Menchaca Rd. in South Austin, which would need a rezoning, FOX 7 Austin reported Oct. 22.
"If you've been watching South Austin from the sidelines, this is a fall where you can take your time and still ask for things," said Maddali. "Nearly half the listings that came off the market in the last month didn't sell, and the ones that did closed a little over 91% of where they started. Rates ticking down this week is a small move, so I wouldn't plan around it. I'd plan around the leverage you have right now, and know that pockets like Circle C still move in a few weeks."
What South Austin buyers can do this month:
Ask for the original list price and price history on every home you like, not just today's price. In South Austin, closed homes averaged about 9% below where they started.
Ask for seller-paid closing costs, repairs or a rate buydown credit, not only a lower price, especially on homes past 60 days.
Compare resale and new construction side by side, then get pre-approved with a local lender before the Oct. 28 Fed decision so you're ready when the right home shows up.
