Navi Mumbai's residential market is adjusting to NMIA's December 2025 launch, with Kharghar, Nerul and Airoli seeing renewed buyer interest and price recalibration.

 
Navi Mumbai's residential market is entering a phase that developers and analysts have been anticipating since the Navi Mumbai International Airport (NMIA) began commercial operations in December 2025. Early data from micro-markets across Kharghar, Nerul and Airoli suggests demand is picking up faster than headline price data currently reflects.

Historically, airport-led infrastructure projects in Indian metros have triggered a 15 to 25 percent appreciation in nearby residential values over a three to five year window. Navi Mumbai's early indicators, according to local brokers and developer sales data, appear to be tracking a similar curve, though the adjustment is uneven across nodes.

Kharghar, roughly 14 km from NMIA, has seen the most visible shift. Township-format projects in the area, including Today Group's Cloud City (https://www.todaysglobalcloudcity.com/), are reporting stronger enquiry volumes for 2BHK and 3BHK configurations compared to the same period last year. Nerul, at approximately 16 km from the airport, is following a slower but comparable pattern, with projects such as Today Nova Vista drawing interest from buyers who previously prioritized Vashi and CBD Belapur.

Airoli tells a different story. Its proximity to MIDC and established corporate occupiers like TCS and Mahindra means residential demand there is driven more by workplace proximity than airport catchment alone, though the two factors are increasingly overlapping as commercial activity in the belt expands.

Developers active across these nodes, including Today Group, Godrej Properties and Hiranandani Group, have continued adding inventory rather than pulling back, which several market watchers read as a sign of sustained rather than speculative demand.
