Florida has specific requirements around assignment disclosures, purchase and sale agreement language, and the difference between assignment and double-close transactions. Get those wrong and you don't just lose the deal. You create legal exposure. Most free content online doesn't cover any of it, because free content doesn't have to deal with the consequences.

"Most mentored students close their first deal within 60 to 90 days," said Lopez. "The ones who don't usually have the same problem — they never built a real buyer's list. They found a deal and then had nobody to sell it to. That's a fixable problem, but it needs to get fixed before you go find the deal."
Florida's Distressed Market Makes This Workable Right Now
Florida is consistently one of the top five states for pre-foreclosure and distressed sale activity, according to CoreLogic market data. That matters because wholesaling only works if motivated sellers exist in your market. In South Florida — where homeowners dealing with inherited properties, probate, and missed payments are active across all three major counties — they do.
ATTOM Data Solutions reported in 2024 that experienced Florida wholesalers average $8,000 to $15,000 per deal in assignment fees, with top performers generating over $200,000 annually without owning property. Those numbers don't happen automatically, but they're not fiction either.
A 2023 National Real Estate Investors Association survey found that 78% of wholesalers who closed their first deal within 90 days had a mentor involved, compared to 22% who went it alone. That gap is bigger than most people expect going in.
