Latin REIA Releases Florida-Specific Real Estate Investing Course Designed to Get Students to a Closed Deal — Not Just a Completion Certificate

Latin REIA, a South Florida real estate investor association serving the Latino community, has released a 10-module real estate investing course built specifically for the Florida market.

 
The program targets a familiar problem: most people who buy a real estate course never close a deal with it. Latin REIA's course is structured around changing that outcome.

The Completion Rate Problem Nobody Talks About

Online real estate courses have a real issue with follow-through. According to the Real Estate Education Association's 2023 data, only 14% of people who purchase standalone online real estate courses complete them — and fewer than 6% close a deal within 12 months of finishing.

That's not a student effort problem. It's a program design problem.

Most courses are built to sell. They're comprehensive enough to look credible, but the structure stops short of the hardest part: translating what you learned into a real offer on a real property in your actual market. There's no one reviewing your numbers. No coach checking your deal analysis before you make an offer you'll regret. No accountability between module three and the closing table.

What 10 Modules Actually Covers

The course runs students from investor fundamentals through portfolio scaling, with each module including a practical application — not just reading or watching.

The first two modules cover investor mindset and market analysis, including how to read Florida employment data, population trends, cap rate averages, and rental vacancy rates to identify high-opportunity markets before prices catch up. Module three breaks down every major strategy — buy-and-hold, house hacking, BRRRR, fix-and-flip, wholesaling, short-term rentals — with honest capital requirements and risk profiles for each, not just the highlight reel.

Module four is where the real work starts. Deal analysis — cash flow, cap rate, NOI, DSCR, cash-on-cash return, gross rent multiplier — practiced on more than 20 real Florida listings using live MLS data, not historical case studies from other markets. Students submit one of their deal analyses for live review on the monthly group coaching call, where a coach responds to their specific numbers.

Module five covers financing in full: FHA, conventional, VA, portfolio loans, hard money, private money, seller financing, and BRRRR refinancing. A lender comparison tool and loan scenario calculator are included. The module is built around the student's current credit and capital situation — not an idealized version of it.

Modules six through ten cover the execution path: finding deals, negotiating offers, running due diligence, closing day logistics, property management setup, and how to use equity from deal one to fund deal two.

Most students complete all 10 modules in six to eight weeks at three to five hours per week. Lifetime access is included.

The Numbers Behind the Coach-Plus-Course Model

The data on coaching-integrated programs is fairly clear. ATTOM Data Solutions' 2024 Florida investor report found that coached investors in Florida's top investment markets posted median first-year cash-on-cash returns of 9.2%, compared to 5.7% for uncoached buyers. That's a 3.5-point difference on deal one. Across a portfolio, it adds up fast.

The National Real Estate Investors Association's 2022 research found that investors who analyzed 20 or more deals before making their first offer had a 73% lower rate of first-deal losses than investors who analyzed fewer than five. Latin REIA's deal analysis module runs students through more than 20 real Florida properties before they make any offer.

"Most people who've taken a course before and didn't do anything with it didn't fail because they weren't smart enough," said Antonio Lopez, founder of Latin REIA and a South Florida investor who has closed more than 100 deals since 2012. "They failed because they finished the last module with no one to tell them whether their first deal actually made sense. That's the part we've built into the course itself."

Built for Florida — Including the Parts That Change

Florida's real estate market has specific dynamics that generic courses don't address. Cap rate averages vary sharply between South Florida, Tampa, and Jacksonville. FHA loan eligibility, HOA restrictions on short-term rentals, and Florida landlord-tenant law each affect deal structure in ways a national course won't cover in useful detail.

Latin REIA updates the curriculum annually to reflect current financing conditions, Florida regulatory changes, and live market data. Deal examples are pulled from active MLS listings in Broward, Miami-Dade, and Palm Beach counties — markets the coaching team works in directly.

The program currently serves 500+ active members across South Florida. It runs bilingually in English and Spanish, with Spanish-language resources available throughout the curriculum for investors whose primary language isn't English.
