Alvear Homes Releases Free Guide Helping Charlotte Sellers

Posted October 19, 2026 by AlvearHomes

With Charlotte listings up about 8% and fewer homes selling above asking, Alvear Homes has published a free guide showing sellers how to spot and fix overpricing.

Alvear Homes, a bilingual real estate agency serving the Charlotte metro and Fort Mill, S.C., has released a free guide titled “Is Your Charlotte Home Priced Too High? 5 Warning Signs in Today’s Market.”

Charlotte’s housing market has shifted. Redfin data shows active listings up about 8% from last year, a median of about 64 days on market, and only about 14% of homes selling above their original list price. With mortgage rates near 7.4%, buyers are comparing homes closely and focusing on monthly payments.

The guide lists five warning signs that a home may be overpriced:

Strong online views but few showings
Showings without offers
A home that sits longer than similar nearby listings
Buyer feedback that keeps mentioning value
Competing homes that sell faster at lower prices

It also explains how overpricing can lead to price cuts, appraisal problems, and higher carrying costs. It shows how seller incentives, such as a rate buydown, can sometimes help buyers more than a price cut of the same size.

“Many sellers still remember the bidding wars of 2021 and 2022, but today’s buyers have more choices,” said [Sandy Alvear], co-founder of Alvear Homes. “Pricing right from day one is the best way to attract strong offers.”
